Stone Cladding Prices Cape Town 2026: Installed Cost Per m2

September 23, 2026 · I.B.S Construction
Stonemason laying stone cladding on garden steps — stone cladding prices

Stone cladding prices in Cape Town run roughly R900 to R2,500 per square metre installed in 2026. That figure includes the stone, the adhesive, the preparation and the labour. Some South African cost guides quote a slightly wider band of R990 to R2,750 per square metre.

Almost every page you find when you search this is a retailer. Retailers quote the stone only. That is why the numbers online look so much cheaper than the quotes you receive.

Why online stone cladding prices look so low

A tile shop sells you a box. A contractor sells you a finished wall. Those are two different products with two different prices.

  • Supply-only cladding tiles start around R200 per square metre on promotion. Tile Africa has listed natural stone cladding at R180 to R200 per square metre against list prices of R360 to R400.
  • Mid-range natural stone cladding sits around R289 to R580 per square metre at suppliers like Masterstone.
  • Cement or simulated cladding is around R375 per square metre from Durastone, and CTM has listed cement cladding at R749.90 per square metre.
  • Premium quartzite strips run past R1,400 per square metre at supply.

None of those numbers include a person on site. Fitting is the other half of the job, and on stone it is the larger half more often than people expect.

Stone cladding prices: the supply and fit split

On a typical Cape Town wall, the split lands roughly like this.

  • Stone: about 30% to 50% of the total
  • Labour: about 35% to 50%
  • Adhesive, mesh, corners and sealer: the remainder

Corner pieces are the item people forget. They are sold per linear metre, not per square metre, and they cost more. Durastone lists Castle Stone corners at R395 per linear metre against R375 per square metre for the flat stone.

A wall with four external corners can add several hundred rand before a single flat piece goes up. Ask for corners to be listed separately on the quote so you can see them. For the full picture, see our article on stone wall cladding.

What drives the number up or down

The stone you pick

This is the biggest single lever. Loose riven and building stone are cheap. Cut-back quartzite strips with a straight rear face cost several times more, because the quarry has done extra work. Our guide to stone wall cladding exterior goes into this properly.

The wall you are starting with

Stone is heavy. Cladding can weigh from around 55kg per square metre up to about 90kg per square metre. The wall has to carry it, and the surface has to bond. There is more detail in our piece on cladding tiles for exterior walls.

  • Bare brick or block: cheapest, bonds well after a scratch coat
  • Sound plaster: usually fine, sometimes needs keying
  • Painted wall: paint must be stripped or mechanically prepared back to a sound mineral surface, which adds labour
  • Drywall or a light partition: normally needs a backing system before anything goes on

Never let anyone bond stone straight onto paint. The adhesive can hold perfectly while the paint lets go of the wall behind it. Cladding and masonry product guidance is published by the Concrete Manufacturers Association.

Access and height

A garden feature wall at ground level is straightforward. A double-storey gable needs scaffolding, and scaffold hire lands on your quote whether it is itemised or not. We cover this further in our guide to stone cladding tiles.

Cutting and pattern

Dry-stack and interlocking patterns need more cutting and more care than a simple coursed strip. That is time, and time is the labour line.

Worked examples at 2026 Cape Town rates

These use the R900 to R2,500 per square metre installed band. They are planning figures, not quotes.

  • Braai or fireplace surround, about 4m2: R3,600 to R10,000
  • Entrance feature wall, about 10m2: R9,000 to R25,000
  • Front facade band, about 25m2: R22,500 to R62,500
  • Full seaward elevation, about 45m2: R40,500 to R112,500 before scaffolding

The spread inside each example is almost entirely the stone choice. The same 10m2 wall in loose riven and in cut quartzite is a completely different invoice for identical labour. If you are weighing that up, our guide to natural stone cladding for exterior walls is worth a read.

Costs people leave off the budget

  • Sealer. Most natural stone needs it, and exterior walls need re-sealing every three to five years. In heavy salt spray, closer to every one to two years.
  • Wastage. Allow around 10% extra stone for cuts and breakage, more on a patterned layout.
  • Preparation. Stripping paint, repairing cracked plaster or building up a scratch coat.
  • Scaffolding on anything above single-storey reach.
  • Corner pieces priced per linear metre.

If a quote is dramatically below the band, check what has been left out rather than assuming you have found a bargain. For a full picture of the material before you price it, read our guide to stone cladding and the breakdown of natural stone cladding types.

How to compare stone cladding quotes properly

Get every quote onto the same basis before you compare them. Ask each contractor to show four things.

  1. The rate per square metre, and whether it includes the stone
  2. Corner pieces priced separately per linear metre
  3. What preparation is allowed for, and what happens if the wall turns out worse than expected
  4. Whether sealing is included, and which product

Also confirm the measured area. Stone is priced on the actual clad face, so window and door openings should come off the total.

Exposure matters too in Cape Town. Salt and wind change which stones are sensible on a seaward wall, which is covered in our guide to stone cladding for exterior walls.

Getting a price for your wall

We measure on site, price the stone and the fitting as separate lines, and put the preparation in writing. There is no call-out fee and the assessment is free. There is more detail in our piece on stone cladding cape town.

See our stonework services page for what we cover, or send us your wall dimensions and we will come and measure it.

Frequently asked questions

How much does stone cladding cost per square metre in South Africa?

Roughly R900 to R2,500 per square metre installed in 2026, with some South African cost guides quoting R990 to R2,750. That covers stone, adhesive, fixing and labour. Supply-only cladding tiles start much lower, from around R200 per square metre on promotion, but that price is for the stone alone with nobody fitting it. We cover this further in our guide to stone cladding vs face brick.

Is stone cladding expensive?

Compared with paint or plaster, yes. Compared with building a solid stone wall, no. Cladding is a thin veneer, so you get the appearance of stone for a fraction of the material. The cost sits mostly in skilled labour rather than the stone itself, which is why a cheap supply price rarely translates into a cheap finished wall. For the full picture, see our article on cladding tiles for tv wall.

Why is fitting stone cladding so expensive?

Because it is slow, heavy, skilled work. Stone weighs from about 55kg up to 90kg per square metre, the substrate usually needs preparing, every piece is cut to fit, and corners have to be worked by hand. Poor fitting shows immediately and causes moisture problems later, so the labour is not a place to economise. If you are weighing that up, our guide to stone cladding exterior is worth a read.

What is the disadvantage of stone cladding?

Cost and weight. It needs a sound, strong substrate, so it cannot simply be stuck onto any wall, and skilled labour adds to the price. Natural stone also needs periodic sealing. Fitted badly, it lets moisture behind the veneer, which is far more expensive to fix than it would have been to do properly.

Does a stone cladding quote include corner pieces?

Not always, and it is the most common gap in a quote. Corners are sold per linear metre rather than per square metre and cost more, for example R395 per linear metre against R375 per square metre on one South African range. Ask for corners as a separate line so you can compare quotes fairly.
