Building Contractors Near Me: A Vetting Checklist

September 13, 2026 · I.B.S Construction
Brick build with roof trusses and new retaining wall — building contractors near me

Searching for building contractors near me gives you names, distance and star ratings. It does not tell you whether the company is registered, insured, or still trading next year.

This is the checklist we would use ourselves. Work through it in order and stop at the first stage a contractor cannot clear. If you want the reasoning behind each item rather than the checklist, read our guide to choosing building contractors cape town homeowners hire.

Stage 1: Registration checks on building contractors near me

Do these before the site visit. All of them are quick and free.

  1. Company registration (CIPC) — get the registered name and number, not just a trading name
  2. NHBRC — required for anyone in the business of home building, renewed annually
  3. CIDB grading — relevant to public sector tendering; ask for the grade if your job is large
  4. MBAWC membership — the Western Cape member list is published online and easy to check
  5. VAT number — confirm whether quotes will include or exclude VAT
  6. Physical address — a real one, not only a cell number

A contractor who cannot produce a registered company name in a single message is not ready for a R150,000 job.

Stage 2: Insurance

  • Public liability cover — ask for the certificate and check the expiry date
  • Cover for workers on site — injury on your property must not become your problem
  • Cover value — sensible against the size of your project
  • Subcontractors — confirm they are covered too, or separately insured

Get a copy of the certificate by email. A verbal assurance is worth nothing if there is an incident.

Stage 3: Portfolio and references

  1. Ask for two references from the last twelve months, not a list of names from 2019
  2. Phone them. Ask if the price changed, if it finished near the date, and if snags were fixed
  3. Ask to visit a job in progress — a live site shows tidiness, supervision and safety
  4. Check the photos are their own work, and ask where each job was
  5. Look for work of the same type as yours, not just the same value

A contractor who is proud of a current site will offer this before you ask. Hesitation here is meaningful.

Local matters more than people think

A contractor working near you turns up for snags. Someone travelling in from far away often does not, and travel cost quietly enters the price. Building contractors Durbanville, Bellville or Southern Suburbs based will know local municipal requirements and typical wall build-ups in that area, which shortens the job.

Stage 4: The quote and payment schedule

  • Itemised — labour, materials and rubble removal shown separately
  • Exclusions listed — scaffolding, waste, making good, painting
  • Provisional sums flagged — placeholders that will change
  • VAT stated — in or out, in writing
  • Validity period — how long the price holds

On money, normal South African practice puts the deposit at roughly 5% to 15% of the contract value. Structure everything after that as stage payments released against completed work.

  1. Deposit — modest, on signature of the contract
  2. Stage payments — tied to visible milestones, never to calendar dates alone
  3. Inspect before paying each stage
  4. Retention — hold a final portion until snags are cleared
  5. Never pay ahead of the work actually completed

If a contractor wants a large cash sum before any contract exists, stop there. That single item accounts for most of the horror stories homeowners tell. Our brickwork and plastering quotes are itemised so each stage is easy to check off.

Stage 5: Contract, guarantee and sign-off

  • Written contract repeating the scope word for word from the quote
  • Start and completion dates, and what happens if they slip
  • Variation procedure — priced and agreed in writing before the work is done
  • Defects period — how long, and what it covers
  • Workmanship guarantee in writing, with the company name on it
  • Material guarantees handed over at the end
  • Compliance certificates for any electrical or plumbing work

A guarantee is only worth the entity behind it, which is exactly why stage one matters. A written guarantee from a registered company you can trace is protection. The same words from an unregistered trading name are not.

Final walk-through checklist

  1. Snag list written together, on site, with dates against each item
  2. All rubble removed and the site left clean
  3. Certificates and material guarantees handed over
  4. Retention released only after snags are signed off
  5. Final invoice matching the contract and any agreed variations

Keep every document in one folder. If you ever need the guarantee, that folder is the whole case. For a worked example of how scope changes a price, see our replastering walls cost guide.

Frequently asked questions

How do I check if a building contractor is legitimate?

Ask for the registered company name and number, then confirm NHBRC registration where home building is involved, and request a current public liability insurance certificate by email. Check the MBAWC member list if they claim membership. A legitimate contractor produces all of this quickly; hesitation at this stage is the clearest early warning you get. Mix ratios and workmanship standards are published by the South African Bureau of Standards.

What should I ask a builder before hiring them?

Ask who supervises the site daily, whether the team is employed or subcontracted, what happens to rubble and whether it is priced in, which trades will be subcontracted, and how plumbing and electrical certificates are handled. Then ask for two references from the last twelve months and a live site you can visit.

Is it better to hire a local building contractor?

Generally yes. A contractor based near you returns for snags, knows the local municipal requirements and typical construction in your area, and does not build travel cost into the price. Distance mostly shows up after handover, when getting someone back for a small defect becomes difficult.

What guarantee should a builder give?

A written workmanship guarantee on the company letterhead, with a stated period and a clear description of what it covers, plus any manufacturer guarantees on materials handed over at completion. The guarantee is only as good as the entity behind it, which is why company registration checks come first in any vetting sequence.

How should I structure payments to a builder?

A modest deposit on signature, typically 5% to 15% of the contract value, then stage payments released against completed and inspected milestones rather than calendar dates. Hold a retention amount back until the snag list is cleared. Never pay ahead of work that has actually been done on site.
