The hard part is not the price. It is working out whether you actually need a full replaster, or whether patching and a skim will do the job for a third of the money.
Signs you need replastering walls, not patching
Walk the room and tap the wall gently with your knuckles or a coin. Solid plaster sounds dull. Failed plaster sounds hollow.
- Hollow or drummy patches when tapped — the plaster has lost its grip on the brick
- Bulges that flex slightly under hand pressure
- Crumbling or chalky surface that powders when you rub it
- Large areas already fallen away, especially near skirtings
- Repeated cracks in the same place after two or three repairs
- Uneven, torn surface left after wallpaper removal
One or two small hollow spots means patch repair. A whole wall that sounds hollow means the plaster is blown and no amount of filler will fix it.
Cracks: which ones matter
Not every crack is structural. Most are not.
- Hairline map cracking — shrinkage in the plaster, cosmetic
- Straight vertical cracks at corners — usually movement in the finish, repairable
- Diagonal cracks that step through the brick joints — possible structural movement
- Cracks that keep widening — get them looked at before any finish work
If a crack runs through the bricks rather than just the plaster, plastering over it is a waste. It will come back in a season.
Find the cause before you replaster
Plaster does not blow for no reason. In Cape Town the usual causes are damp and salt.
- Rising damp — a tide line low on the wall, plaster crumbling at skirting height
- Penetrating damp — a leaking gutter, cracked external render or a failed sill
- Salt crystals on the surface, common on coastal properties
- Poor original mix — too much sand, too little cement, so the plaster never bonded
Fix the water first. Replastering a damp wall gives you a beautiful finish that fails within a year. If the source is outside, that is often a waterproofing job before any plastering starts.

Why quotes vary
Sources disagree on plastering prices because they measure different scopes. A quote that includes hacking off old plaster, carting away rubble, protecting floors and making good around skirtings and cornices is not comparable to a bare per-square-metre labour rate. How the job is done
- Protect the room — furniture out, floors covered, dust sheets up
- Hack off failed plaster back to sound brick, then remove all rubble
- Check for damp and let the wall dry before anything else
- Clean and key the surface, then apply a bonding agent
- Scratch coat — roughly 10mm, the strong base layer
- Finish coat — 5 to 8mm, smoothed and floated flat
- Cure before painting, which is the step people rush
A two-coat system cracks less than one thick coat. Curing time matters just as much as the mix; paint applied to green plaster peels. Once the plaster is dry, painting is the last step.
Do skirtings and cornices come off?
Usually yes on a full replaster. Fresh plaster has to run behind them for a clean edge, and old timber skirting rarely survives being levered off in one piece. Budget for replacing it. This is the item that turns a cheap-sounding quote into a bigger job, so raise it upfront. Mix ratios and workmanship standards are published by the NHBRC.

Measure the wall area in square metres and note how many walls sound hollow. Photograph any cracks with something for scale. A contractor can then tell you on site whether it is patching, a skim or a full strip.

Only where it has failed. Tap the wall: anything hollow, bulging or crumbling has lost its bond and must come off back to sound brick. Plaster that sounds solid can stay and be skimmed over. Stripping a whole wall that is largely sound wastes money and creates unnecessary mess.

How long must new plaster dry before painting?
Give it time to cure rather than just feel dry to the touch. Fresh sand and cement plaster holds moisture well after the surface changes colour, and paint applied too early traps it and peels. Your plasterer should tell you the wait for the specific mix and the weather at the time.
