Tiling Prices Per m² Cape Town 2026

October 5, 2026 · I.B.S Construction
Polished terrazzo tiled floor, large format — tiling cape town

Tiling Cape Town homeowners pay for in 2026 starts at R150 to R250 per m² for standard floor labour. Large-format tiles run R200 to R350 per m², and full supply-and-fit lands between R300 and R1,500 per m² depending on the tile you pick.

That spread looks enormous until you break the quote into its parts. This guide does exactly that, using 2026 South African rates.

Tiling Cape Town rates: labour only, per square metre

Labour is the number most homeowners want first, because it is the part a tiler actually controls.

  • Standard floor tiling: R150 to R250 per m² for 300×300 up to 600×600 straight lay
  • Wall tiling: R180 to R300 per m². Walls are slower because of battens, levels and eye-height joints
  • Large format over 600mm: R200 to R350 per m², and some sources quote up to R500
  • Mosaic sheets: R250 to R400 per m², often quoted per job instead
  • Diagonal, herringbone or patterned lay: add 30% to 50%

Some price guides publish a wider R90 to R320 band nationally. The low end usually reflects a day-rate labourer rather than a finishing tiler, so treat anything under R150 per m² in Cape Town with caution.

Why large format costs more

A 600×600 tile covers 0.36m², so a square metre needs about 2.78 tiles. Fewer tiles sounds faster, but big tiles need a genuinely flat floor, two people to place them, and careful adhesive coverage to avoid lippage. The premium is real work, not a markup.

Supply and fit: what the all-in rate looks like

Supply-and-fit tiling in South Africa runs roughly R200 to R800 per m² in 2026, and climbs past that on stone. Broken down by tile type, installed:

  • Ceramic: around R230 to R500 per m²
  • Porcelain: around R380 to R800 per m²
  • Large format: around R550 to R1,000 per m²
  • Natural stone: around R800 to R1,850 per m² and upwards

Tile material on its own sits at roughly R80 to R250 per m² for ceramic and R200 to R500 for porcelain. Tile Africa lists 400×400 ceramic floor tiles from about R119.99 per m², which is a useful sanity check on any quote.

Preparation costs that are not in the headline rate

This is where quotes diverge most. A cheap quote is often a quote with the prep left out.

  • Removing old tiles and adhesive bed: R50 to R150 per m²
  • Rubble removal: R500 to R1,500 per load
  • Self-levelling screed on an uneven slab: R120 to R250 per m²
  • Adhesive and grout: R50 to R150 per m²
  • Shower waterproofing membrane: R70 to R500 per m², or R4,500 to R7,500 as a flat rate for a standard bathroom

Always ask which of those five lines are included. Two quotes R8,000 apart usually differ on prep, not on skill. For the full wet-area picture see our guide to bathroom tiling Cape Town costs.

What a whole room costs in Cape Town

Rates per square metre only help once you attach them to a real room.

  • Standard bathroom, floor plus walls: roughly R11,800 to R27,500 all in
  • Bathroom with strip-out and a full shower membrane, porcelain: can reach R21,000 to R43,000
  • Kitchen floor and splashback: commonly R90 to R500 per m² depending on the tile
  • Open-plan living floor: priced straight off the per-m² rate, because there are few cuts

Small rooms cost more per square metre than big ones. A 4m² bathroom floor is nearly all cuts and edges, while a 40m² lounge is mostly full tiles. Tile and adhesive standards are published by the South African Bureau of Standards.

Cape Town specifics worth budgeting for

  • Coastal damp and salt air make waterproofing and sealing non-negotiable near the sea
  • Older Southern Suburbs homes often have uneven screeds that need levelling first
  • Access and parking in the City Bowl and Atlantic Seaboard adds handling time on heavy tile

How to compare two tiling quotes properly

  1. Confirm the measured area, and that openings and cabinet footprints were deducted
  2. Ask whether tiles, adhesive and grout are supplied or by you
  3. Check whether strip-out, rubble removal and levelling are priced or excluded
  4. Confirm the waterproofing spec in any wet area, not just that it is included
  5. Ask for the waste allowance used, normally 10% straight lay and 15% for patterns
  6. Get the guarantee in writing

A quote that answers all six is usually the honest one, even when it is not the cheapest. Our guide on choosing tilers near me takes the vetting further.

Frequently asked questions

How much does tiling cost per square metre in Cape Town?

Labour alone is roughly R150 to R250 per m² for standard floor tiling and R180 to R300 for walls in 2026. Large-format tiles over 600mm run R200 to R350 per m². Supply and fit, including tiles, adhesive and grout, lands between R300 and R1,500 per m² depending on whether you choose ceramic, porcelain or natural stone.

What does a tiler charge for labour only?

Around R150 to R250 per m² for floors and R180 to R300 for walls in Cape Town. National guides publish a wider R90 to R320 band, but the bottom of that range usually reflects a day-rate labourer rather than a finishing tiler. Patterned layouts such as herringbone add 30% to 50% to the labour rate.

How much does it cost to tile a bathroom in South Africa?

A standard bathroom, floor and walls, typically totals R11,800 to R27,500. Where old tiles are stripped out and a full shower membrane is installed under porcelain, the figure can reach R21,000 to R43,000. Waterproofing alone is commonly R4,500 to R7,500 as a flat rate for a standard bathroom.

Is it cheaper to buy my own tiles?

Sometimes, but not always. You carry the risk of ordering short, ordering the wrong batch, or missing the waste allowance of 10% for a straight lay and 15% for patterns. A tiler buying trade may land close to your retail price anyway. Ask for the quote both ways and compare the installed total.

Why do tiling quotes differ so much for the same room?

Almost always because of preparation. Removing old tiles is R50 to R150 per m², rubble removal R500 to R1,500 a load, and self-levelling screed R120 to R250 per m². A quote that excludes all three looks far cheaper until the work starts. Compare what is included, not just the bottom line.
