Roof Painting Prices Cape Town 2026: Tile, Metal and Concrete

Roof painting prices in Cape Town sit between R80 and R160 per square metre in 2026 for a professional job that includes cleaning, repairs, primer, two topcoats and safe access. Doing it yourself costs far less in materials, roughly R25 to R45 per square metre.

That is a wide gap, and it is the main reason quotes confuse people. This guide breaks the number down by roof type so you can sanity-check what you are being quoted.

Roof painting prices by roof type

Not all roofs cost the same to paint. Surface texture, absorbency and the primer needed all change the figure.

  • Cement roof tiles: the most common Cape Town roof, and the thirstiest. Porous tiles soak up the first coat, so you are often paying for three coats rather than two.
  • Clay tiles: less absorbent but fragile underfoot. Breakages during access get charged as repairs.
  • IBR and corrugated metal: faster to coat because the surface is smooth, but rust treatment and the right metal primer add cost.
  • Flat concrete or screed: usually the cheapest per square metre, though it frequently needs waterproofing rather than paint.
  • Slate and shingle: specialist work, quoted individually.

South African sources put metal roofs at the lower end, roughly R45 to R70 per square metre for labour, and tile at the higher end, roughly R55 to R85 for labour alone. Add paint and access and you land in the R80 to R160 bracket.

Why published roof painting prices disagree so much

Search for a figure online and you will see anything from R30 to R250 per square metre. Both extremes are real. They are just measuring different things.

  1. Materials only. Around R25 to R45 per square metre. This is the DIY number and includes no labour.
  2. Labour only. Around R40 to R110 per square metre. You buy the paint separately.
  3. Fully installed. Around R80 to R160 per square metre. Cleaning, repairs, primer, paint, access equipment and a guarantee.

Before comparing two quotes, confirm which of the three you are looking at. A R55 quote and a R140 quote can be the same job priced differently.

What roof paint itself costs

A 20 litre drum of roof paint retails from about R860 for a budget brand up to roughly R1,500 for a premium product. Coverage is typically 4 to 5 square metres per litre on porous tile and 7 to 8 on non-porous surfaces.

On a 120 square metre roof needing two coats, that is easily 50 to 80 litres. Cheap paint is not a saving if it chalks in four years.

What a proper roof painting quote includes

Painting a roof is 70% preparation. A quote that skips these lines is not cheaper, it is smaller.

  • High-pressure clean to strip moss, lichen and chalked coating
  • Fungicidal wash so algae does not grow back through the new paint
  • Ridge cap repointing and replacement of cracked tiles
  • Rust treatment and metal primer on IBR and corrugated iron
  • A bonding or sealing primer on porous cement tiles
  • Two topcoats minimum, three on absorbent tile
  • Access — scaffolding, harnesses, roof ladders

If your roof is leaking as well as faded, paint alone will not fix it. That is a separate job, covered in our guide to roof waterproofing Cape Town systems and costs.

Typical total roof painting costs

Roof area is not the same as floor area. A pitched roof on a 120 square metre house is usually 140 to 170 square metres of actual roof surface.

  • Small single-storey, 80-100 m2 roof: roughly R8,000 to R16,000
  • Standard three-bedroom, 140-170 m2 roof: roughly R14,000 to R27,000
  • Double-storey or steep-pitch, 200 m2+: R20,000 upward, more with scaffolding

Those are indicative planning ranges, not quotes. Condition swings them hard: a roof with widespread cracked tiles and failed pointing can add several thousand rand in repairs before a drop of paint is opened. Paint performance standards in South Africa are set out by the South African Bureau of Standards.

Factors that push the price up

Four things move a roof quote more than anything else.

  1. Pitch. Anything above about 30 degrees needs roof ladders and harness work, which is slower.
  2. Height. Double-storey means scaffolding, and scaffolding is hired by the week.
  3. Condition. Heavy moss, chalking or rust means more preparation hours.
  4. Paint spec. A 12-year premium acrylic costs noticeably more per litre than a five-year budget product.

Access is the one homeowners underestimate. A single-storey bungalow and a three-storey Atlantic Seaboard home can have similar roof areas and very different prices. Our overview of what painters near me actually charge covers the same access logic for walls.

How long a painted roof lasts

A premium pure-acrylic roof coating on properly prepared tiles typically lasts 7 to 10 years. Cheap low-binder paints fade and chalk in 4 to 6 years. Coastal homes near Table View, Blouberg and Muizenberg sit at the shorter end of both brackets because of salt and UV.

That lifespan is the real test of value. Paying 30% more for a coating that lasts twice as long is not an upsell, it is arithmetic.

Getting a roof painting quote you can compare

Ask every contractor for the same four things: the measured roof area, the number of coats, the exact paint product and the guarantee period in writing.

Frequently asked questions

How much does it cost to paint a roof in South Africa?

Professional roof painting runs roughly R80 to R160 per square metre in 2026 including cleaning, repairs, primer, two topcoats and access. Some contractors quote labour only at R40 to R110 per square metre with paint charged separately. DIY materials alone come to about R25 to R45 per square metre.

Is it cheaper to paint a tile roof or a metal roof?

Metal is usually cheaper per square metre because the surface is smooth and coats faster. South African rates put metal roof labour near R45 to R70 per square metre against R55 to R85 for tile. Metal does need rust treatment and a proper metal primer, which claws some of that saving back.

How many coats of paint does a roof need?

Two topcoats is the standard specification. Porous cement tiles frequently need three because the first coat is largely absorbed. Bare metal and heavily weathered tile also need a primer coat first, so a real job is often three or four applications in total.

How long does roof paint last?

A premium acrylic roof coating on a properly prepared roof typically lasts 7 to 10 years. Cheaper styrenated paints with less binder fade and chalk within 4 to 6 years. Coastal Cape Town homes exposed to salt air and strong UV should expect the shorter end of both ranges.

Does roof painting stop leaks?

Not reliably. Roof paint is a protective and decorative coating, not a waterproofing membrane. It can seal hairline porosity in cement tiles, but a leak from cracked tiles, failed ridge pointing or a flashing problem needs those defects repaired first. Painting over an active leak simply hides it.
