That is a two to three times difference for something that does the same basic job. This guide explains what the extra money buys, and when it is not worth spending.
What each type of boundary wall cost covers in 2026
Vibracrete and precast
Published South African installed rates cluster around R620 to R1,400 per metre, with one supplier listing by height:
- 1.8m high: about R730 per metre
- 2.1m high: about R830 per metre
- 2.4m high: about R945 per metre
- 2.7m high: about R1,050 per metre
Those figures typically include panels, posts, footings, labour and delivery. Supply-only is cheaper and leaves you to arrange installation.
Brick
Brick is where published sources disagree most, and it is worth knowing why. Indicative 2026 guidance puts plastered brick around R1,530 per metre and face brick around R2,250 per metre. Other sources quote R450 to R750 per metre.
The low figures almost always exclude foundations, or price labour only. A realistic all-in figure for a built and plastered brick wall in Cape Town, foundations included, is R1,500 to R3,800 per metre depending on height, finish and ground conditions.
What actually drives the price
- Height. More material, and above a certain point more structure.
- Foundations. Poor ground, sandy Cape Flats soil or a slope means deeper trenches.
- Piers. A brick wall needs periodic piers for stability, and they cost.
- Finish. Face brick, plaster and paint, or bare precast.
- Access. A back boundary you cannot reach with a vehicle costs more in labour.
- Toppings. Spikes, electric fence and coping are all extra.
Foundations are the item most often left out of a cheap quote. If a quote does not describe the trench and footing, it is not comparable to one that does.
Brick versus vibracrete on the things that matter
- Price: vibracrete wins clearly, at roughly a third to a half the cost
- Speed: vibracrete goes up in a day or two, brick takes a week or more
- Appearance: brick wins, and it is not close
- Security: brick is harder to breach; vibracrete panels can be lifted or broken out
- Repairs: a damaged vibracrete panel swaps out cheaply, brick needs rebuilding
- Property value: a plastered brick wall reads as permanent, precast reads as temporary
There is a middle path many Cape Town homes take: brick on the street frontage where it is seen, vibracrete down the sides and back where it is not. That often gives the best result per rand spent.
Vibracrete can be improved

Height rules and approvals in Cape Town
The City of Cape Town’s planning by-law treats screen walls not exceeding 2.1 metres above existing ground level as permitted. Above that height you generally need the City’s consent.
- Under 2.1m: normally no consent needed for a screen or boundary wall
- Over 2.1m: expect to apply, and budget time for it
- Street boundaries and corners can have extra sight-line restrictions
- Heritage areas have their own rules on appearance and materials
Rules vary by zoning and by property, so confirm with the City before you build rather than after. A wall built too high can be ordered down.
The neighbour question
A wall on a shared boundary affects both properties. Cost sharing is a private arrangement, not an automatic right, so agree it in writing before work starts. Work in metres, not in guesses. Measure the run you want walled, then multiply.
- 30 metres of 1.8m vibracrete: roughly R22,000 to R31,000
- 30 metres of plastered brick: roughly R45,000 to R80,000 and up
- Gate openings reduce the walled length but add gate and post costs
- Demolition of an old wall is a separate line item
Get at least two written quotes and make sure both describe the same foundation depth, wall height and finish. Otherwise you are comparing two different walls.
