Most people typing painters near me are not really searching for a location. They are trying to work out whether the number they were quoted is fair. This page gives you the benchmarks so you can tell.
All figures are 2026 Cape Town rates. Where sources disagree we give the range and explain what pushes a job to the top or the bottom of it.
What painters near me should be charging per room
Room pricing is the easiest to sanity check because you can count rooms.
- Standard bedroom, walls only: R1,000 to R3,000
- Bedroom including ceiling and trim: R2,500 to R6,000
- Open-plan living area: commonly R4,000 upward
- Bathroom or small passage: often more per square metre, because of the cutting-in
Small rooms surprise people. A bathroom has less wall than a bedroom but far more edges, fittings and awkward corners, and edges are slow. Painters charge for time, so fiddly beats big.
Per square metre, the underlying rate
- Interior walls, two coats: R25 to R55 per m² labour
- Ceilings: R30 to R50 per m²
- Exterior walls: R35 to R75 per m²
Some quotes come in at R60 to R200 per m². That is usually supply-and-apply, meaning paint is in the price. Always establish which of the two you are looking at before comparing anything, because the gap between them is the entire material cost.
Doors, trim and the small items
Joinery is priced per item, and it adds up faster than homeowners expect.
- Interior door: R300 to R700
- Door stripped back to bare timber: can reach R1,500
- Skirting and architraves: priced per metre or per room
- Window frames: per item, more for steel or multi-pane
- Ceilings per room: often quoted at R500 to R1,500
Ten doors at R500 is R5,000, which is a meaningful part of an interior repaint. If a quote seems low, check whether doors and trim are in it at all. That is the most common exclusion in cheap interior quotes.
Whole-house benchmarks
- 3-bed interior, full repaint: R18,000 to R40,000
- Single-storey 3-bed exterior: R28,000 to R55,000
- Double-storey 3-4 bed exterior: R55,000 to R95,000 and up
- Inside and out on a 3-bed: commonly R35,000 to R80,000
Hourly rates exist too, generally R450 to R900 an hour for a professional painter in Cape Town, but almost nobody should accept an hourly painting quote for a whole house. Fixed price per scope protects you and gives the contractor a reason to work efficiently. Paint performance standards in South Africa are set out by the South African Bureau of Standards.
Why the cheapest quote usually costs more
When three quotes land far apart, the gap is almost never profit margin. It is scope.
- Preparation left out. No washing, no sanding, no sealer, straight over chalky old paint.
- One coat instead of two. Looks fine wet, patchy in a year.
- Cheaper paint. A budget exterior product may last three to five years against eight to ten for a premium system.
- Trim excluded. Doors, frames and skirting quietly missing from the scope.
- Repairs excluded. Cracks and damp priced later as extras.
A repaint that fails in three years costs you the full labour again. In Cape Town, where salt and UV are already shortening the cycle, the saving on preparation is the most expensive saving available. Damp behind the paint is a separate problem entirely and normally needs waterproofing before anyone opens a tin.
Where the money actually goes
On a typical job, roughly 60 percent is labour and 40 percent materials. That split explains why preparation dominates the price: preparation is almost pure labour, and it is the part a rushed contractor deletes first.
Getting a quote you can compare
- Give every painter the same written list of rooms and surfaces
- State whether ceilings, doors and trim are included
- Ask for labour and materials shown separately
- Ask for the paint product and range by name
- Ask what is excluded in writing
We do a free written assessment with no call-out fee, so getting a properly measured number costs nothing. Have a look at our painting services, then send through your room list and we will price it against the surfaces we actually see.

Frequently asked questions
How much does it cost to paint a room in South Africa?
A standard bedroom with walls only usually costs R1,000 to R3,000 in 2026, rising to R2,500 to R6,000 once ceilings and trim are included. Bathrooms and passages often cost more per square metre than bedrooms because there is far more cutting-in around fittings and edges, and edges take time.
How much does it cost to paint a door?
Between R300 and R700 per interior door for a straightforward repaint. Stripping a door back to bare timber, filling and rebuilding the finish can reach R1,500. Doors are priced per item, so ten of them adds several thousand rand and is a common exclusion in cheap interior quotes. If you are weighing that up, our guide to roof painting prices is worth a read.
How much do painters charge per hour in Cape Town?
Professional painters in Cape Town generally work out to R450 to R900 an hour once labour and overheads are included. For a whole-house job you should still ask for a fixed price against a written scope rather than an hourly rate, because fixed pricing protects you from a slow crew.
Is primer included in a painting quote?
It should be, but check. A proper quote names the sealer or primer as well as the topcoat, since bare plaster, previously unpainted surfaces and big colour changes all need one. If the quote only says two coats with no mention of a sealer, ask what is going on the wall first.
Should I supply my own paint or let the painter supply it?
Either works, provided the quote is clear about which. Painters often buy at trade prices, which can offset their markup, and supplying it themselves keeps responsibility for the finish in one place. If you supply it, agree the exact product first so nobody blames the paint for a poor result.
