Search for waterproofing companies Cape Town and you get hundreds of results, most of them saying the same four things. Every firm is professional, experienced, guaranteed and affordable. None of that helps you pick one.

This guide is about the things that actually separate a contractor whose work holds from one whose work does not. It assumes you already know roughly what the job costs.

Start with diagnosis, not with a product

The single most useful filter is what happens on the first visit.

A good contractor asks questions and then goes and looks. When did the leak start? Does it get worse in wind or only in heavy rain? Which direction does the weather come from? Then they get on the roof, or test the wall, before naming a system.

A weak contractor arrives with the answer already decided. It is always the same product, and it is always applicable to your house.

  • Good sign: they trace the leak to an entry point and show you
  • Good sign: they use a moisture meter on damp walls rather than eyeballing it
  • Warning sign: a quote produced without going up or testing anything
  • Warning sign: the same system recommended for every problem

We survey before we price, and our waterproofing assessment is free with no call-out fee. Firms that charge a diagnostic fee and credit it against the work are also being straight with you. What should worry you is a price with no inspection behind it.

How to compare waterproofing companies Cape Town wide

Get three quotes and put them side by side. You are not looking for the lowest number. You are looking for the one that describes the same job in enough detail to be checked.

  1. Is the area measured? Square metres for membranes, linear metres for damp courses.
  2. Is the product named? A brand and a system, not “waterproofing membrane”.
  3. Is preparation itemised? Cleaning, priming, crack repair, screed to falls.
  4. Is detailing counted? Parapets, outlets and pipe penetrations, each priced.
  5. Is VAT stated? A 15 percent surprise ruins a comparison.

If two quotes are close and one is dramatically lower, the cheap one has usually left something out. Ask what. Nine times out of ten it is preparation, and preparation is what makes the membrane stick.

Reading the guarantee properly

Almost everyone advertises a guarantee. Very few are worth reading twice. Ask these questions before you sign.

  • How many years, in writing, on the quote itself?
  • Does it cover labour as well as material? A material-only warranty leaves you paying to have it redone.
  • What voids it? Foot traffic, other trades working on the roof, blocked outlets.
  • Is annual maintenance a condition? If so, that is an ongoing cost you should know about.
  • Who honours it? A guarantee from a business that closes every two years is decoration.

Trading history matters here more than in most trades. A ten-year guarantee is only as good as the company’s likelihood of existing in ten years.

Checks worth doing before you commit

  • Registered business. Ask for the company registration and a VAT number if they charge VAT.
  • Public liability insurance. Relevant the moment someone is working at height on your property.
  • Approved applicator status. Many manufacturers only back a system guarantee if a trained applicator installs it.
  • Recent local references. Ask for two Cape Town jobs from the last two winters, not a decade ago.
  • Photographs of their own work. Stock images on a website mean nothing.

References from the last two winters matter specifically because Cape Town’s rain is seasonal. Work done in December has not been tested until the following June.

Payment terms that protect you

A deposit for materials is normal. A demand for the full amount upfront is not. Structure it so a meaningful portion is payable only after the work is inspected and, ideally, after it has seen rain. Cape Town rainfall patterns are published by the South African Weather Service, which is worth checking before you plan outdoor work.

Insist on the quote and the guarantee in writing before any money moves. A WhatsApp number and a verbal promise is not a contract you can rely on.

Matching the company to the job

Not every problem needs the same specialist. Damp in a wall and a failed roof membrane are different disciplines, even though many firms sell both.

  • Flat roof membrane work: a torch-on or liquid systems applicator
  • Rising damp: a firm that diagnoses before injecting anything
  • Leak of unknown origin: someone willing to spend time finding it

Be wary of any firm that diagnoses rising damp over the phone. It is the most over-diagnosed problem in the trade, and the correct approach is set out in our rising damp treatment guide.

To sanity-check the numbers you are quoted, compare them against our waterproofing cape town cost guide. When you are ready for a survey, get in touch and we will look before we price.

Frequently asked questions

How do I choose a waterproofing contractor?

Choose on diagnosis and documentation, not price. A contractor should inspect the roof or test the wall before quoting, name the specific product and system, itemise preparation and detailing, and put the guarantee in writing on the quote. Ask for recent local references and check the business is registered and insured. A quote produced without an inspection cannot be trusted.

What should you insist on seeing in a waterproofing quote?

A measured area, the named product and system with the number of coats or membrane layers, preparation listed separately, detailing such as parapet metres and pipe penetrations counted individually, the guarantee period and its exclusions, payment terms, and whether VAT is included. Lump-sum quotes with none of this cannot be compared against each other or enforced afterwards.

How long should a waterproofing guarantee be?

Five to ten years is common for membrane systems in South Africa, and some manufacturers back longer through approved applicators. The number matters less than the terms. Check whether labour is covered or only materials, what voids it, whether annual maintenance is a condition, and how long the company has actually been trading. A long guarantee from a new business carries real risk.

Should I get more than one waterproofing quote?

Yes, three is sensible. The value is not in finding the cheapest but in seeing where they differ. If one is far lower, something has usually been left out, and it is normally surface preparation or detailing. Ask each contractor directly what their price excludes, then compare like with like before deciding.

Is a free waterproofing assessment worth having?

Yes, provided the assessment is real. A useful visit means someone gets onto the roof or tests the wall with a meter and explains what they found. We offer a free assessment with no call-out fee. Some firms charge a diagnostic fee and credit it against the work, which is equally honest. What is not useful is a price quoted without any inspection at all.
