Interior passage part-painted, ladder and materials — interior painting cape town

Interior painting Cape Town homeowners book costs roughly R25 to R55 per square metre for labour in 2026, or about R63 to R100 per square metre supply and fit with paint included. Doors and trim are usually charged separately at R200 to R500 an item.

This guide covers what sits behind those rates, how long the work takes and where budgets normally go wrong.

What interior painting Cape Town costs in 2026

South African rate guides cluster in a fairly tight band once you separate labour from materials.

  • Labour only, sound walls: roughly R25 to R45 per square metre
  • Labour with filling and repair work: roughly R45 to R55 per square metre
  • Supply and fit, paint included: roughly R63 to R100 per square metre
  • Doors, frames and skirtings: R200 to R500 per item
  • Day rate for a professional painter: commonly R450 to R900 an hour for specialist work

Note that painters usually quote on wall area, not floor area. A 4m by 4m room with 2.7m ceilings has about 43 square metres of wall before you deduct windows and doors, not 16.

Rough totals by room

  • Bedroom, walls and ceiling: commonly R2,000 to R4,500
  • Living room with higher ceilings: commonly R2,500 to R6,000
  • Full three-bedroom interior: frequently R15,000 to R25,000
  • Interior and exterior together: often R30,000 to R45,000

These are planning ranges from published South African guides, not quotes. Ceiling height, wall condition and how much furniture has to be moved all shift them.

What drives the price up or down

Four variables account for most of the spread between quotes.

  1. Wall condition. Cracks, previous bad patching and flaking paint all add preparation hours.
  2. Colour change. Going dark to light usually needs an extra coat.
  3. Ceiling height. Above about 3 metres means trestles or scaffolding indoors.
  4. Detail. Cornices, panelled doors, burglar bars and picture rails are all slow, careful work.

Damp is the one that ruins budgets. Painting over a damp wall wastes the paint and the labour, because it will bubble again within months. If you see staining or bubbling near skirtings, deal with that first — our guide to waterproofing Cape Town costs explains the options.

The interior painting process, step by step

A professional interior repaint follows the same sequence every time.

  1. Protect. Furniture moved or covered, floors sheeted, fittings masked.
  2. Prepare. Sand back flaking areas, fill cracks and nail holes, sand smooth.
  3. Prime. Bare plaster, filler patches and stained areas get spot-primed or fully primed.
  4. Cut in. Edges, corners and ceiling lines by brush.
  5. Roll two coats. With proper drying time between them.
  6. Trim and enamel. Doors, frames and skirtings, usually last.
  7. Clean and inspect. Walk the job in daylight and list any touch-ups.

Preparation is typically 40 to 50% of the hours on an interior job. When a quote is unusually cheap, that is nearly always the line that has been trimmed.

How long interior painting takes

  • Single bedroom: one to two days
  • Open-plan living area: two to three days
  • Full three-bedroom house: five to ten working days
  • Add time for extensive crack repair or heavy colour changes

You can usually stay in the house. Painters normally work room by room so you always have somewhere to sleep. Water-based interior paints have low odour and rooms are generally usable the same evening.

Choosing interior paint that suits the room

Sheen matters more than brand for everyday durability.

  • Matt: hides wall imperfections best, but marks more easily
  • Velvet or eggshell: the usual choice for hallways and children’s rooms because it wipes clean
  • Semi-gloss and gloss: for doors, frames and skirtings
  • Bathroom and kitchen grades: moisture and mould resistant
  • Ceilings: a dedicated flat white ceiling paint, not leftover wall paint

Buy the paint yourself if you want control over the exact product. Just agree it in writing first, because a contractor’s guarantee often depends on the system they specify. If you are still shortlisting, our guide to choosing painters Cape Town homeowners rate covers the vetting questions.

Getting an interior painting quote

Ask for wall area in square metres, the number of coats, whether trim is included and what preparation is covered. Three quotes on that same brief are directly comparable. Paint performance standards in South Africa are set out by the South African Bureau of Standards.

Frequently asked questions

How much does interior painting cost in Cape Town?

Labour runs roughly R25 to R55 per square metre of wall area in 2026, rising toward the top of that range when filling and crack repair are needed. Supply and fit with paint included is commonly R63 to R100 per square metre. Doors, frames and skirtings are charged separately at R200 to R500 an item.

How much does it cost to paint a three-bedroom house inside?

A full interior repaint of a standard three-bedroom home frequently lands between R15,000 and R25,000 depending on wall condition, ceiling height and how much trim work is included. Published South African guides put interior and exterior together at roughly R30,000 to R45,000.

How long does it take to paint a room?

A single bedroom is usually one to two days including preparation, cutting in, two coats and drying time. An open-plan living area takes two to three days. A full three-bedroom house is typically five to ten working days, longer if there is significant crack repair.

Do I need to move out while my house is painted inside?

Usually not. Painters normally work room by room so you always have somewhere to sleep, and modern water-based interior paints have low odour. Rooms are generally usable the same evening. You will need to clear or move furniture away from walls ahead of each room.

How many coats of paint do interior walls need?

Two coats is the standard specification over a prepared, primed surface. A third is often needed when going from a dark colour to a light one, when covering strong stains, or when painting over bare plaster and filler patches that have absorbed the first coat unevenly.
