The floor tiling cost most Cape Town homeowners are quoted in 2026 is R150 to R250 per square metre for labour on a standard floor tile. Wall tiling is priced separately, and the two jobs are not the same work at all.
People often assume a tiler charges one rate for the whole room. They do not. Floors and walls have different prep, different risks and different rates. Here is how each one is actually priced.
What drives floor tiling cost per square metre
Floor work is judged on flatness. A floor that is out by more than a few millimetres over a couple of metres shows up in every joint, so the screed under the tile matters more than the tile itself.
- Standard floor tile labour: R150 to R250 per m2
- Porcelain floor tile labour: R180 to R250 per m2, because it is harder to cut
- Large format (600×600 and up): R200 to R350 per m2
- Patterned or diagonal layouts: R350 to R600 per m2
- Supply and install combined: roughly R300 to R1,500 per m2 depending on the tile
That last range is wide for a reason. The tile is the biggest variable in the whole job. A basic ceramic can be under R100 per m2 while natural stone runs past R1,000.
Prep is where floor budgets move
A tiler cannot fix a bad floor with adhesive. If the screed is uneven, it needs a levelling compound or a fresh screed first, and that is a separate line on the quote.
- Self-levelling compound for minor dips
- New screed where the fall or level is badly out
- Priming on dusty or absorbent surfaces
- Waterproofing in showers, bathrooms and balconies
Skipping any of these to save money is the single most common reason a floor fails a year later.
How wall tiling is priced differently
Wall tiling is usually quoted around R140 to R240 per m2 for labour, with some Cape Town tilers pricing it at similar rates to floors. The number of cuts is what pushes it up.
Walls carry taps, mixers, plug points, niches and window reveals. Every one of those is a cut, and cuts are slow. A small bathroom wall can take longer than a large open floor of the same area.
- Gravity works against you – tiles must be supported while the adhesive sets
- More cuts per square metre around fittings and edges
- Plaster must be flat and sound before anything is fixed to it
- Full-height showers need waterproofing behind the tile, not just at the tray
Why a small bathroom costs more per m2
Small rooms are inefficient. Setting out, mixing adhesive and protecting the area takes the same time whether the room is 4m2 or 40m2. Spread across a tiny area, that fixed effort makes the rate per square metre look high.
A full bathroom retile in Cape Town commonly lands between R7,500 and R25,000 all in, depending on size, tile choice and whether waterproofing and removal are included.
Substrate: the part nobody quotes for
Substrate means whatever sits under the tile. Get it wrong and nothing above it survives.
- Concrete slab or screed: the ideal floor substrate, but it must be cured and dry
- Timber floors: need overboarding with a cement backer board first
- Plastered brick walls: fine once flat, sound and primed
- Drywall in wet areas: needs a water-resistant board and a tanking membrane
- Existing tiles: possible to tile over, but only with the right checks
New concrete also shrinks. Tiling too early over a fresh slab is a known cause of cracking, which is why an honest tiler will sometimes tell you to wait. If you are weighing up finishes altogether, our guide to flooring installation Cape Town compares tile against the alternatives.
Reading a tiling quote properly
Two quotes with the same total can mean completely different jobs. Check what is inside each one before you compare. Tile and adhesive standards are published by the South African Bureau of Standards.
- Labour rate per m2 and the areas measured
- Adhesive and grout – type and brand, not just “materials”
- Waterproofing in wet areas, priced separately
- Removal and disposal of old tiles if applicable
- Levelling or screed repair if the floor needs it
- Wastage allowance – usually 10%, more for diagonal or large format
- Silicone, trims and edge profiles
The cheapest quote is often the one that quietly leaves out waterproofing and levelling. Those costs do not disappear. They simply arrive later as a variation, or as a failure.
Coastal homes need a bit more care
Salt air and damp are real factors in Cape Town, especially closer to the sea. Porcelain handles moisture better than ceramic because it absorbs almost nothing, and correct waterproofing matters more here than inland. Getting floor and wall tiling done properly
Ask any tiler to quote floors and walls as separate lines. It makes the quote readable, and it tells you immediately whether they understand that the two jobs are different.
Also ask what happens if the floor turns out to be worse than it looked. A good contractor will tell you the levelling rate upfront rather than surprise you halfway through.
We handle both floor and wall tiling across Cape Town as part of our flooring and tiling service, including prep, waterproofing and making good afterwards. Assessments are free and there is no call-out fee. Send us your room sizes and we will come back with a written quote that splits labour, materials and prep.
Frequently asked questions
How much does floor tiling cost per square metre in South Africa?
Labour for standard floor tiling runs about R150 to R250 per square metre in 2026. Porcelain sits at R180 to R250, large format at R200 to R350, and patterned or diagonal layouts at R350 to R600. Supply and install together typically lands between R300 and R1,500 per square metre depending on which tile you pick.
Is wall tiling more expensive than floor tiling?
Per square metre it often is, even though the rate looks similar at roughly R140 to R240. Walls have far more cuts around taps, plug points, niches and window reveals, and tiles need supporting while the adhesive sets. Small bathrooms also carry fixed setup time across a tiny area, which pushes the rate up.
What is the going rate per m2 for tiling in Cape Town?
Cape Town tiling labour generally falls between R90 and R300 per square metre depending on tile size and complexity, with supply-and-fit commonly quoted at R200 to R800 per square metre. Waterproofing in wet areas is charged on top. A full bathroom retile usually totals R7,500 to R25,000.
Does the floor need to be levelled before tiling?
Usually yes, at least in part. Adhesive is not a levelling product, and a floor that is out by more than a few millimetres will show in the joints and can leave tiles hollow. Minor dips take a self-levelling compound, while badly uneven floors need a new screed. Both are quoted separately from the tiling rate.
Can you tile onto a timber floor?
Not directly. Timber moves and flexes, which cracks both the tile and the grout. The floor must be overboarded with a cement-based backer board that is properly fixed down, and the whole build-up needs to be rigid. That adds material and labour, so mention a timber floor when you ask for a quote.
