Bathroom Remodel Cost South Africa: 2026 Price Guide

September 25, 2026 · I.B.S Construction

Bathroom remodel cost in South Africa sits between R55,000 and R180,000 in 2026, with the typical complete job at R75,000 to R135,000. The spread is wide because two bathrooms of identical size can differ by R60,000 on layout changes alone.

This guide breaks the number down line by line, so you can see which items are fixed, which are genuinely optional, and which ones quietly absorb the contingency.

The line items in a bathroom remodel

Every figure below is fitted — labour and installation on a standard South African bathroom of four to six square metres.

Demolition and disposal: R5,000 to R9,000

Stripping tiles, sanitaryware and old screed, then getting the rubble off site. A bathroom generates more rubble than people expect — roughly a bakkie load and a half. Skip hire and municipal disposal fees sit inside this number.

Plumbing: R14,000 to R28,000

First fix is pipework in open walls and floor. Second fix is hanging the sanitaryware and connecting it. The lower end assumes existing positions are kept. The upper end assumes new points and a re-routed waste.

Electrical: R6,000 to R14,000

Lighting, an extractor fan, a shaver point, and isolating anything that does not meet current regulations. If the bathroom is on old wiring, a registered electrician will flag it — and in South Africa that has compliance-certificate implications when you eventually sell.

Screed and fall: R3,500 to R8,000

Setting the floor so water runs to the drain. Unglamorous and non-negotiable. A shower floor with no fall will pond no matter how good the tiling is.

Waterproofing: R450 to R750 per m²

Applied to the shower recess, the floor and usually 150mm up the surrounding walls. On a typical bathroom that is R4,000 to R9,000 all in. It should be flood tested before tiling.

Tiling labour: R190 to R320 per m²

Wall and floor. Large-format tiles, mosaic bands and herringbone patterns all push toward the top of the range because they are slower to set and less forgiving. A fully tiled 5 m² bathroom often has 25 to 35 m² of tiled surface once the walls are counted.

Sanitaryware and fittings: R12,000 to R45,000

Toilet, basin, bath or shower tray, taps and mixers. This is the line with the widest range and the one you control most directly. An entry-range suite and a premium one do the same job; they differ in finish, ceramic quality and warranty.

Vanity, mirror and storage: R4,500 to R22,000

Off-the-shelf at the bottom, made-to-measure joinery at the top. In a small bathroom a custom vanity is often worth it, because 40mm of reclaimed width changes how the room works.

Shower enclosure: R4,500 to R14,000

A framed door at the lower end, frameless toughened glass at the upper. Frameless needs accurate walls, which is a reason to get the tiling right.

Painting and making good: R3,500 to R7,000

Ceiling, any untiled wall, door frames, and repairing the damage that always happens at the doorway during strip-out.

What the totals look like

  • Budget remodel, same layout: R55,000 to R80,000
  • Mid-range, same layout, better finishes: R80,000 to R135,000
  • High-end or relocated plumbing: R135,000 to R180,000+

The four things that blow the budget

  1. Moving the toilet. R15,000 to R35,000 once the floor, soil pipe and fall are accounted for.
  2. What is found at strip-out. Perished galvanised pipe, rotten sub-floor, active damp. Nobody can quote for what is hidden behind a tile.
  3. Spec creep on tiles. Moving from R180/m² to R450/m² tile across 30 m² adds R8,100 before labour.
  4. Changing your mind after first fix. Once pipes are chased and screeded, moving a basin means breaking work you have already paid for.

Carry a 10 to 15 percent contingency. On a R100,000 bathroom that is R10,000 to R15,000, and on most older South African homes some of it gets used.

Where you can genuinely save

  • Keep the layout. The biggest single saving available.
  • Tile to shoulder height rather than ceiling on non-wet walls, and paint above.
  • Choose a standard tile format. 300×600 is quick to lay and widely stocked.
  • Keep the bath if it is sound. Re-enamelling is a fraction of replacing and re-plumbing.
  • Do not save on waterproofing, screed or the flood test. These are the cheapest items with the most expensive failure modes.

When we price bathroom renovations we separate the labour from the tile and sanitaryware allowance, so you can adjust the spec without re-quoting the structural work underneath it.

Frequently asked questions

How much does it cost to remodel a bathroom in South Africa?

R55,000 to R180,000 in 2026. A budget remodel keeping the existing layout starts around R55,000. Mid-range with better finishes runs R80,000 to R135,000. Relocating plumbing or specifying high-end fittings takes it past R135,000.

How much is labour for a bathroom renovation?

Labour is typically 45 to 55 percent of the total, so roughly R35,000 to R70,000 on a R75,000 to R135,000 job. Six trades work in sequence inside a small room, which is why labour dominates a bathroom more than any other renovation.

What is the cheapest way to renovate a bathroom?

Keep every plumbing point where it is, retain a sound bath, tile to shoulder height instead of ceiling on dry walls, and choose a standard 300×600 tile. Those four decisions together can take R25,000 off a mid-range job without affecting durability.

How much should I budget for unexpected costs?

Ten to fifteen percent. Strip-out routinely reveals perished galvanised pipework, damp in external walls or an unlevel sub-floor, none of which can be quoted for honestly before the tiles come off.

Does a bathroom remodel add value to a home?

Bathrooms and kitchens are consistently the two rooms buyers judge hardest. A dated but functional bathroom rarely adds value; a well-executed, properly waterproofed one removes an objection. The return is usually in achieving the asking price rather than exceeding it.
