Two plasterers can look at the same wall and quote R95 and R165 per square metre, and both can be honest. Plastering rates per m2 south africa builders quote are driven by things that are invisible in a price list, and this guide walks through every one of them.
The published 2026 range is R90 to R160 per square metre internally and R130 to R200 externally. Where your job sits inside that is not random.
What plastering rates per m2 south africa homeowners get quoted actually cover
A rate bundles labour, materials, wastage, setup and risk into one figure. Change any of those and the rate moves.
- Labour: R85 to R130 per m² for both coats, R50 to R78 for a scratch coat alone
- Materials: washed plaster sand, cement, bonding agent and beads
- Wastage: real sites lose material, and a serious quote allows for it
- Setup and clean-up: mixing area, protection, waste removal
A quote that only covers labour will always look cheaper. That is not a saving unless you have priced the materials yourself.

The seven things that move the rate
1. Wall condition
New, straight brickwork is the cheapest surface to plaster. Old walls with loose render, paint, efflorescence or wandering brick lines need preparation before a trowel touches them, and that time is real.
Badly out-of-plumb walls also need thicker plaster to straighten, which consumes more material per square metre. If your walls are cracked, deal with that first using our wall crack repair guidance.
2. Scratch coat versus finish coat
A full two-coat system is a scratch coat at roughly 10 to 12mm plus a finer finish coat at 5 to 8mm. A single-coat job or a skim is a different product at a different price.
Always ask how many coats the rate buys. A cheap rate that turns out to be scratch coat only is the most common quote mismatch in the trade.
3. Access and storey height
- Ground floor internal: cheapest, hop-ups only
- High ceilings or stairwells: trestles and slower work
- Double storey external: scaffolding at R8 to R15 per m²
- Tight side passages: materials carried by hand, no barrow run
4. Job size
Rates fall as area rises. A 400 m² house spreads setup, mixing and travel across a lot of square metres. A 12 m² patch carries the same setup over almost nothing, so the effective rate per square metre is much higher.
Below roughly 5 m² most plasterers move to a minimum charge or a half-day rate instead of pricing by area at all.
5. Internal versus external specification
External plaster is a weatherproofing layer, not just a finish. It needs a stronger mix, usually a waterproofing additive, and careful attention at sills, copings and pipe penetrations.
SANS 2001-EM1 sets the mix at 1 part cement to 5 parts plaster sand internally and 1 to 4.5 externally. That richer external mix costs more per square metre before anyone lifts a trowel. Mix ratios and workmanship standards are published by the NHBRC.
6. Who supplies the materials
Contractor-supplied materials mean one accountable party and usually better sand. Owner-supplied materials shift risk to you: if the sand is unwashed or the wrong grade, the cracking is your problem, not the plasterer’s.
The sand grade genuinely matters, which is why we wrote up plastering sand separately.
7. Province and city
Cape Town and Johannesburg sit at the top of national ranges. Gauteng rates are commonly published at R80 to R150 per square metre. Smaller towns have cheaper labour but often steeper delivery costs on sand and cement.
How to tell a fair rate from a bad one
Cheap is not automatically bad, and expensive is not automatically thorough. These signals separate them.
- The quote names an area and a rate, not just a total
- Coat count and finished thickness are stated
- The mix ratio appears in writing
- Preparation is described, including what happens to old plaster
- Exclusions are listed rather than left to be discovered
- Curing time is acknowledged, at 28 days before painting
Warning signs
- A rate far below R85 per m² all-in, which is below plausible material plus labour
- No mention of coats at all
- Building sand instead of washed plaster sand
- Pressure to paint within a week of plastering
- Cash only, with no written scope
The last one matters more than price. Without a written scope you have nothing to hold anyone to when hairline cracking appears in month three.
Turning a rate into a real budget
Once you understand the drivers, the arithmetic is straightforward. Measure your walls, pick a realistic rate for your conditions, and add a contingency for preparation you cannot see yet.

Frequently asked questions
What are plastering rates per m2 in South Africa?
In 2026, roughly R90 to R160 per square metre internally and R130 to R200 externally, including materials and labour. Labour-only rates are about R85 to R130 per square metre for both coats. Gauteng is commonly quoted at R80 to R150, with Cape Town and Johannesburg at the upper end of national ranges.
Why is one plastering quote so much higher than another?
Usually because the quotes cover different work. Coat count is the biggest one: a scratch coat only is far cheaper than a full two-coat system. Wall condition, access, storey height, scaffolding, job size and who supplies materials all shift the rate too. Compare rate per square metre and coat count, not totals.
Does the size of the job change the rate per square metre?
Yes. Setup, mixing, travel and clean-up cost roughly the same whether the area is 12 square metres or 400. Large jobs spread that over more area, so the rate drops. Below about 5 square metres most plasterers switch to a minimum charge or a half-day rate rather than pricing by area.
What is the difference between a scratch coat and a finish coat?
The scratch coat is the first, rougher and stronger layer at roughly 10 to 12mm, keyed so the next layer grips. The finish coat is a finer mix at 5 to 8mm that gives the smooth surface you paint. Two coats are more crack-resistant than one thick application, which is why the standard specifies them.
How do I know if a plastering rate is fair?
A fair quote states the measured area, the rate per square metre, the number of coats, the finished thickness, the mix ratio and what is excluded. Be sceptical of anything far below R85 per square metre all-in, since that is below plausible material and labour cost for two coats of correctly mixed plaster.
