Vinyl Flooring Installation Cape Town: Cost and Benefits

Vinyl flooring installation in Cape Town costs R450 to R800 per square metre installed in 2026 for luxury vinyl plank. A mid-range SPC floor commonly lands around R650 to R695 per m2. Basic sheet vinyl is cheaper, at roughly R300 to R500 installed.

Vinyl costs more than laminate and buys you one thing laminate cannot offer: a floor that does not care about water.

Types of vinyl and what each costs

Vinyl is not one product. The three you will be quoted behave very differently.

  • Sheet vinyl — rolled, few seams, the budget wet-area option
  • Glue-down LVT — thin luxury vinyl tiles or planks bonded to the subfloor
  • SPC click — a rigid stone-composite core plank that clicks together like laminate

Board prices in 2026 run roughly as follows.

  • Glue-down LVT, 2 to 3mm: about R220 to R499 per m2
  • Click LVT, 4 to 5mm: about R350 to R499 per m2
  • SPC rigid core, 5 to 6.5mm: about R420 to R499 per m2
  • Premium wide-plank SPC, 7mm plus: about R500 to R699 per m2

Vinyl flooring installation labour

  • SPC click: roughly R150 to R220 per m2
  • Glue-down LVT: roughly R180 to R260 per m2, plus adhesive at R35 to R60 per m2
  • Self-levelling screed where needed: R60 to R120 per m2
  • Trims and door profiles: R60 to R140 per linear metre

Glue-down costs more to fit because the subfloor tolerance is tighter. A thin LVT plank telegraphs every imperfection beneath it, so the base has to be near perfect, which is why our flooring and tiling team always tests the slab first.

Why Cape Town homes choose vinyl

Three local reasons come up repeatedly.

  • Water. Kitchens, bathrooms, laundries and sculleries. Vinyl handles spills and mopping that would swell a laminate board.
  • Coastal humidity. SPC has a rigid mineral core that barely moves with humidity swings, which matters near the sea.
  • Winter damp. A wet Cape winter is harder on timber-based floors than on vinyl.

Vinyl is also warmer and quieter underfoot than tile, and it works with underfloor heating within the manufacturer’s temperature limit.

Where vinyl is the wrong choice

  • Full sun through large glass — cheaper vinyl can fade or expand; check the UV spec
  • Heavy point loads — thin LVT can dent under a piano or a heavy appliance foot
  • Very uneven slabs on a tight budget — the screed cost may exceed the saving

How the installation runs

  1. Old covering lifted, adhesive residue removed, slab moisture tested
  2. Subfloor levelled, ground or screeded flat
  3. Planks acclimatised in the room for around 48 hours
  4. For glue-down, primer and adhesive applied and left to tack off
  5. Planks laid, joints staggered, cuts scored and snapped rather than sawn
  6. Trims and skirting fitted last

Click SPC still needs a small perimeter expansion gap, though less than laminate. Glue-down LVT is fixed and does not move, which is why the subfloor work is so much more critical.

Vinyl or laminate

  • Choose vinyl for kitchens, bathrooms, laundries, coastal homes and rentals
  • Choose laminate for bedrooms and lounges on a tighter budget
  • Cost: laminate installed runs R280 to R930 per m2, vinyl plank R450 to R800
  • Feel: laminate sounds harder, vinyl is softer and quieter

Getting it quoted

Ask for the vinyl type by name, the thickness, the wear layer in millimetres and whether adhesive and screeding are included. The wear layer is what determines how long the floor lasts, and it is the spec most often left off a quote.

Are vinyl flooring installation rates cheaper than tiles?

Vinyl labour is generally lower and much faster, at R150 to R260 per m2, and there is no grouting or curing time. Tiling costs more in labour and takes longer, but a well-laid tile floor lasts longer in a very wet or high-traffic area. For a quick kitchen or bathroom refresh, vinyl usually wins on total cost.

Can I install vinyl flooring myself?

Click SPC is realistic for a competent DIYer in a simple room, since the planks score and snap rather than needing a saw. Glue-down LVT is much less forgiving, because the adhesive gives you one attempt at placement and the subfloor has to be almost perfectly flat. Get glue-down done professionally.

Is vinyl flooring waterproof?

The planks themselves are, since vinyl and SPC cores do not absorb water the way a timber-based laminate core does. The joints and the perimeter are the weak points, so in a bathroom or laundry the edges should be sealed and any standing water still mopped up. That makes vinyl suitable for wet rooms where laminate is not.
