The laminate floor installation cost is really two numbers pretending to be one: what the boards cost, and what the fitting costs. Split them and a quote stops being a mystery.
Supply is roughly R150 to R600 per square metre. Labour is roughly R100 to R250 per square metre. This article shows how those combine, and why the same floor costs more per metre in a small room.
Laminate floor installation cost split into labour and supply
On a typical mid-range job, labour is about a quarter to a third of the total. Materials are the rest.
- Boards: R150 to R600 per m2
- Underlay: R20 to R50 per m2
- Fitting labour: R100 to R250 per m2
- Adhesive, if used: generally not needed on click systems
Labour barely changes with the board you choose. Fitting a R200 board and a R500 board takes the same time. That means upgrading the board raises your total far more than upgrading the fitter does, as our flooring and tiling quotes consistently show.
What moves the labour rate
- Straight lay, square room: R100 to R180 per m2
- Many cuts, angles, curves or herringbone: R180 to R250 per m2
- Bevelled or textured wide planks: around R15 to R25 per m2 extra for the added precision
- Stairs: priced separately, never per floor metre
Why room size changes the per-metre price
Fixed costs do not shrink with the room. Travel, setting out, moving furniture and cleaning up cost roughly the same for 12m2 as for 40m2.
- Under about 15m2: expect a higher rate per m2, or a minimum charge
- 20 to 60m2: the standard rate applies
- Over about 80m2: some contractors reduce the rate per m2
Waste behaves the same way. Cutting loss is roughly 5 to 10 percent of the area, and it is proportionally worse in small or awkward rooms. Order for the area plus that allowance, never for the exact measurement.
Three worked examples
15m2 bedroom, value AC3
- Boards: 15m2 at R220 = R3,300
- Underlay: 15m2 at R35 = R525
- Labour: 15m2 at R150 = R2,250
- Trims and scotia allowance: R900
- Total: about R6,975, or R465 per m2
40m2 lounge and dining, mid-range AC4
- Boards: 40m2 at R380 = R15,200
- Underlay: 40m2 at R40 = R1,600
- Labour: 40m2 at R160 = R6,400
- Door profiles and trims: R1,600
- Total: about R24,800, or R620 per m2
100m2 whole home, mid-range AC4
- Boards and underlay: 100m2 at R420 = R42,000
- Labour: 100m2 at R160 = R16,000
- Old carpet removal: 100m2 at R70 = R7,000
- Trims and profiles throughout: R4,000
- Total: about R69,000, or R690 per m2
Drop to a value board and skip the carpet removal and the same 100m2 comes in nearer R45,000. That is the honest spread on a full house.
The line items people forget
- Lifting the old floor: R50 to R100 per m2
- Self-levelling screed: R60 to R120 per m2 where needed
- Skirting: about R180 per 2.4m length, plus R50 to R100 per metre to fit
- Door bars and transitions: R60 to R140 per linear metre
- Trimming door bottoms so they clear the new floor height
- Waste removal of old carpet, underfelt and offcuts
Ask whether each of those is included. Two quotes that look R6,000 apart are often identical once you find that one excludes uplift and disposal. Tile and adhesive standards are published by the South African Bureau of Standards.
How to compare quotes properly
Insist on four separate lines: supply, underlay, labour, trims. Then check the measured area against your own rough calculation of length times width per room.
