Retailer pages quote board prices only. That is why a floor always seems to cost more than the sticker suggested. This guide gives the whole number.
What the laminate flooring installation cost actually covers
A finished floor is four separate costs stacked together. Skip any one of them and your budget will be wrong.
- The boards — R150 to R600 per m2 depending on thickness and wear rating
- Underlay — roughly R20 to R50 per m2, more if it doubles as a moisture barrier
- Labour — R100 to R250 per m2 in 2026
- Trims and profiles — R60 to R140 per linear metre for door bars and transitions
Add those together and the installed total sits inside the R280 to R930 band. The low end is a value 8mm AC3 board in a simple square room. The top end is a 12mm AC5 board with tricky cutting.
Why published figures disagree
You will see R250 per m2 on one site and R800 on another. Both can be honest. They are measuring different things.
- Some quote labour only, which is genuinely around R100 to R250 per m2
- Some quote boards only, from about R179 per m2 for entry-level stock
- Some quote supply and install, which is the number you actually pay
Before comparing two quotes, confirm which of the three each one is. It is the single most common source of confusion in flooring pricing.
Price by grade of board
The AC rating measures resistance to wear. It drives the board price more than brand does.
- AC3, 8mm: boards R150 to R300 per m2. Bedrooms and quiet rooms.
- AC4, 8 to 10mm: boards R250 to R450 per m2. The sensible default for a family home.
- AC5, 10 to 12mm: boards R400 to R600 per m2. Built for shops, and more than most houses need.

What a whole house costs
Per-square-metre pricing is hard to picture. Here are realistic 2026 totals at a mid-range AC4 specification, installed.
- One bedroom, 15m2: about R7,000 to R10,000
- Open lounge and dining, 40m2: about R18,000 to R26,000
- Three-bedroom home, around 100m2: about R45,000 to R65,000
Those are supply-and-install figures with standard underlay and normal trims. A 100m2 reflooring job in mid-range laminate very commonly falls between R40,000 and R70,000 once small extras are counted.
Extras that are not in the headline price
- Lifting the old floor: R50 to R100 per m2 for carpet or old vinyl
- Self-levelling screed: R60 to R120 per m2 where the slab is uneven
- Skirting: around R180 per 2.4m length, plus R50 to R100 per metre to fit
- Door profiles: about R200 per 2.4m length
- Complex patterns: herringbone or heavy angles push labour toward R250 per m2
Screeding is the one that surprises people. It only shows up once the old covering is off, so a good contractor flags it as a possibility in the quote rather than as a surprise on site. Tile and adhesive standards are published by the South African Bureau of Standards.
